Getting started
Buying a home doesn't start with looking at properties. It starts with questions -- a lot of questions!
We can help you consider:
- What can I afford?
- In what neighbourhood can I get the best value?
- Will I have to pay Property Transfer Tax?
- What neighbourhood is right for me?
- What other costs should I be considering?
- How do I navigate multiple offers?
We know life isn't always fair -- but the price you pay for a new home should be.
I know -- no one wants to think about it, and finances are sensitive. But before you can know what you want, you need to know your budget. We know how to make your offer appeal to buyers -- and a huge part of this is proper financing. We can refer you to several mortgage professionals that have excellent reputations and track records for successfully acquiring loan approval for his/her clients.
Once you've been pre-qualified and know what price range you want to stay in, we can help you determine which properties fit your needs by using the (MLS) Multiple Listing Service system to locate them. We get hot properties first, and can send them to your first! We respect your budget 100% and will only show you listings in your price range.
Space vs Place
Just as important as finances is considering why you want to buy a home. Is it to stop paying rent? To start building equity? To have a place of your own? To raise a family? To entertain business associates? Updizing, downsizing?
Once you know the why, you can narrow things down. Think about what kind of home you'd like and where you would like to be. Be specific: Do you want a penthouse downtown? A spacious single family home in the suburbs?
Think of yourself as zeroing in on a target, going from the general to the specific. Consider area (city, suburban neighborhood, country); community (north, south, east, or west side); neighborhood (older and settled or sparkling new; a particular school zone; recreational facilities; and other community services such as transportation, day care, library, stores, entertainment). Ask yourself how many minutes you are willing to commute to work.
Think about home styles. How much space do you need? Does your situation require a one-level home, or are stairs acceptable? Consider size and kind of property. Do you want a newer home, or maybe an older one to fix up? Someday you or your heirs will want to sell. Consider how long you expect to live in this particular home.
Once you know what you need, the real fun can begin -- house hunting! Whether you're ready to start looking at properties, or need a little help figuring out where to begin, we're here for you every step of the way.
